Charges

My full management charge is based upon 12.5% of the gross rent received plus V.A.T.

My charge for introducing a tenant only is based upon 8% of 1-2 months gross rent plus V.A.T. -- this service includes the taking of references and the preparation of the initial agreement.

The Full Management Service includes:

  • Inspecting and taking details of the property including the preparation of a floor plan.
  • Any local advertising (including offering the property on this website) that I deem to be. necessary
  • Accompanying prospective tenants to the property.
  • The taking of references of prospective tenants who initially I consider suitable.
  • The preparation of the agreement (normally initially a 6 month assured shorthold).
  • The preparation of an inventory and schedule of condition.
  • The collection of rent (and the initial deposit) -- this is normally paid into my office rather than by standing order to enable a closer check to be kept.
  • The organisation of repairs and replacements as and when necessary.
  • The monitoring of the tenancy through contact with the tenant and through inspection of the property.
  • The monthly payment of the net rent into the landlord's bank account and the provision of a monthly statement together with copy expenditure receipts.
