full management charge is based upon 12.5% of the gross
rent received plus V.A.T.
charge for introducing a tenant only is based upon 8%
of 1-2 months gross rent plus V.A.T. -- this service
includes the taking of references and the preparation of
the initial agreement.
The Full Management Service includes:
- Inspecting and taking details of the property including
the preparation of a floor plan.
- Any local advertising (including offering the property
on this website) that I deem to be. necessary
- Accompanying prospective tenants to the property.
- The taking of references of prospective tenants who
initially I consider suitable.
- The preparation of the agreement (normally initially
a 6 month assured shorthold).
- The preparation of an inventory and schedule of condition.
- The collection of rent (and the initial deposit) --
this is normally paid into my office rather than by standing
order to enable a closer check to be kept.
- The organisation of repairs and replacements as and

the tenant and through inspection of the property.
